Wright Commercial are pleased to report the successful sale of Little Silver Quarry at Muddiford at close to the asking price of £248,000. The former quarry comprises around 28 acres in total with around 7 acres representing the quarry floor and the remainder given over to benched woodland. Originally a stone quarry, Little Silver converted to road stone production and concrete batching in later years before finally closing in the late 1980’s and becoming a haven for wildlife.
Subsequently in the 1990’s planning was granted for waste management, composting and transfer together with inert landfill. An attempt was made to construct the waste transfer station with office building and get the site up and running but the operator went into liquidation and Wright Commercial were instructed by the Mortgagor to take Little Silver Quarry to the market.
“This is the second time I have sold Little Silver Quarry in the last 7 years and enquiries were wide ranging coming from both National and International buyers” said Tim Hickman of Wright Commercial. “Among alternative use interest we attracted enquiries from parties looking to do some fairly adventurous leisure activities such as outdoor ventures, theme parks, climbing and shooting schools – even a proposed ski slope!
If you analyse the price achieved and allow £1500 per acre for the steep woodland, we achieved in excess of £30,000 per acre for the useable land! – is this a record?” asked Tim.
Little Silver has been purchased by a Buyer who has moved from France. He has not indicated as yet what his intentions are and so it remains to be seen what Little Silver’s future will be.
